This single family home in Belmont is our latest completed project. Since most of the homes in the residential district in Belmont sit on non-conforming property we needed to go through a special permit process with the city. This is a relatively new process for Belmont which continues to be revised as they figure out the best process to keep the city from being over-built. Almost every home in this district (and others) may need to go through this prior to applying for a building permit.
The special permit process involves meetings with the town planning department to discuss size and square footage of the existing and proposed renovation, aesthetics and landscaping as well as district analytics. It took months of reviews while the special permit procedure was being implemented so we now have a much better understanding of the process.
This home was not big enough for a growing family and the client has asked us to design an addition to the home that felt fluid and welcoming with an open concept feel that tied in well with the existing structure. We recommended JAZ Design, Inc. who created the layouts, elevations and 3 dimensional drawings along with the bid plans and special permit documents necessary in assisting the homeowners at the planning board meetings to be able to acquire their special permit.
The renovation included an entirely new kitchen in the existing home that will open up into a 280 square foot great room of the new two-story addition. The new kitchen will include the sun porch that exists now which was rebuilt and excavated below to create a larger basement. The new kitchen provides a wonderful workflow and be perfect for family gatherings. The addition also includes a side entrance, mud room and half bath which was a poignant part of the homeowners request. The mud room was custom built with storage and cubbies and a half bath that extend off the mud room. On the second level of the home we created a new hallway to the master suite which occupies the entire second level of the addition and include a 215 sf master bedroom, 116 sf master bath and a 49 sf walk in closet.
